The Application Process for a Bare Rental
Application standards vary across Savannah property managers; here's how the process runs at Bare so there are no surprises. We aim for a straight, fair, and consistently applied process — the same standards for every applicant on every property.
- Tour the property. Most Bare rentals can be toured in person, by appointment, or through self-showing where the property qualifies. Drive-by first to confirm the location works before booking a showing — saves everyone time.
- Submit an application. Online application through our property management portal. Each adult 18 or older planning to live in the home submits their own application. Application fees are non-refundable and cover credit, background, and rental history checks.
- Underwriting review. We typically look for verifiable income of approximately 3x monthly rent, a clean rental history (no recent evictions, no judgments from prior landlords), and a credit profile that suggests on-time payment patterns. We evaluate the full picture — a single dip on a credit report doesn't automatically disqualify a strong applicant.
- Approval decision. Decisions usually come back within 1–3 business days. We follow Fair Housing rules and review applications in the order they're received complete (fees paid, all adults submitted, all documentation provided).
- Lease signing & move-in. Approved applicants sign a Georgia residential lease electronically, pay the security deposit and first month's rent, and schedule a move-in date. Move-in inspection happens within 48 hours of move-in.

What Bare Does to Get a Property Rented
Most Savannah PMs describe their leasing process as some version of "we list, screen, and lease." Here's the actual line-by-line work that happens between listing and lease execution:

Georgia Security Deposit Law — What Owners Need to Know
Georgia's residential security deposit rules trip up new landlords more often than almost any other landlord-tenant issue. The basics owners and self-managing investors should know:
- Deposit cap. Georgia law caps residential security deposits at the equivalent of two months' rent. Most Savannah landlords charge one month's rent as the standard deposit.
- 30-day return rule. Landlords must return the deposit (or provide a written itemization of withholdings) within 30 days of the tenant vacating. Missing this deadline can forfeit the right to withhold any portion of the deposit.
- Damages of up to 3x. Failing to comply with security deposit rules can expose a landlord to damages of up to three times the deposit plus the tenant's attorney fees. This is why we follow the process precisely.
- Small-landlord exemption. Individual landlords with 10 or fewer units across all properties are exempt from some Georgia security deposit statute provisions, but most professional managers comply with the full statute regardless. Bare does.
- Trust accounting. Security deposits are held in a separate trust account; they don't go into Bare's operating funds, ever.

Most Savannah property managers, including Bare, look for verifiable gross income of approximately three times the monthly rent. So a $2,000/month rental typically requires household income around $6,000/month or $72,000/year. Income can be combined across all adult applicants on the lease. We accept W-2 income, self-employment income (with tax returns), military pay, retirement income, and verifiable government benefits.
The application fee covers third-party costs for credit, background, and rental history screening — the actual reports we run on applicants. It's non-refundable regardless of approval outcome because the screening is performed and paid for whether the application is approved or denied. Each adult 18 or older living in the home submits their own application and pays their own fee.
Pet policies vary by property because owners set their own rules. Many Bare-managed homes accept pets with a pet deposit and/or monthly pet rent, with breed and size restrictions on some properties. Trained service animals and assistance animals are accommodated under Fair Housing law regardless of the property's general pet policy and are not subject to pet deposits or pet rent.
Standard Bare leases run 12 months. Some properties offer longer terms (18 or 24 months) at the owner's discretion, occasionally with a small rent reduction for the longer commitment. Short-term leases under 12 months are uncommon on long-term residential properties; for short-term needs, our island vacation rental program may be a better fit.
We look at the full application, not a single number. A recent eviction (within the last few years) is a meaningful concern; an older eviction with strong income, references, and rental history afterward is something we'll discuss. The same applies to credit — we look for patterns of on-time payment more than a specific score. The most important thing is to be upfront on the application; surprises during screening are harder to overcome than honest disclosures.

Georgia eviction timelines for non-payment cases are relatively predictable — typically 30 to 60 days from filing to recovery of possession in uncontested cases.
